If you are considering buying a new home, you already know that it is one of the largest purchases in your lifetime.  It doesn’t matter if it is your first home, or your last home, you have to be sure you are ready.  TEAM COUCH can help you determine what your dream home should entail and how it should function for you and your family. Together we will determine your specific needs by taking into account your family, desired location along with a multitude of other criteria. These factors determine what you are looking for and allow us to tailor our approach so we can find your dream home as efficiently as possible.

Figure Out What You Can Afford

The last thing you want to do is to purchase a home that is too much for your budget.  Before you begin shopping for a new home, take the time to talk with a lender to see what financing you qualify for and how that fits into your budget. This will allow you to look at homes in your price range. It will also make your offer more attractive when it is presented with a commitment letter from a reputable Mortgage Banker. While working with your lender you will also have peace of mind knowing you are working with a full service lender you can trust – completely.

Decide What Area You Want To Live In

Are you wanting quiet, country living?  Or, maybe the bustle of living in a city works better for you.  Now is time to look at the pros and cons of each of the options and decide what works best for your lifestyle. Take a drive.  Get to know the neighborhoods, complexes, or subdivisions, which interest you. Drive around and get a feel for what it would be like to own a property in the area. Start getting a sense of the properties available in those areas.

Save For Closing Costs and Down Payments

Most people try to put down about 10% of the price of the new home as a down payment.  The earlier you start saving for this the better.  It is also good to stash some additional money away for home improvements after you purchase the new home.  Maybe you want to re-paint the home or add hardwood floors?  Either way, you’ll want to have some extra cash ready and available.

Take The Time To Find A Home You LOVE

Finding the perfect home can often be easier said than done.  Take the time to do you research and look at multiple home options.  There is a home out there for you and your family, you may just have to be willing to look at many homes before you find the right one. There is no predetermined number of homes a buyer should view. We must first remember that, for the most part, there is no home that has absolutely everything you could ever want. However, when we do find the “best” home, one with the features, floor plan, location, etc. that best meets your needs (and will hopefully be a good investment), then you should act on that home. Remember if you like it, someone else may like it as well.
